Situated within a total area of 300 ha, this 82 ha plot of land is available for acquisition. It is connected to the water supply network; in terms of sanitation, the site features a system for the collection, drainage and filtration of rainwater from public spaces and excess rainwater from private land. As regards internet connectivity, the site is connected to the Moselle department’s broadband network (RHD 57). The land has already undergone preliminary archaeological surveys, an impact assessment, an environmental study and a water law assessment. A mechanical soil analysis and an urban planning study are still in progress.

A strategic location for this site

The site is situated at the heart of a dense road network: the A31 motorway towards Thionville/Luxembourg and Metz runs along the eastern edge of the site; the VR52 road borders the site to the west, providing access to the A30 towards Val de Fensch and Longwy and the A4 towards Paris and Strasbourg.

Metz-Nancy-Lorraine Airport is 50 km away, Luxembourg-Findel Airport 30 km away and Saarbrücken-Ensheim Airport 100 km away. The site is bordered to the east by the Metz–Luxembourg high-speed rail line. The nearest railway station is in Hagondange. The site is also bordered to the south by the Nancy–Châlons-en-Champagne Regional Express Line, which serves Hagondange, Gandrange-Amnéville and Rombas-Clouange. There are also private railway lines running around and serving the entire site: ArcelorMittal.

There is a connection to the port of Mondelange-Richemont and the wider urban area, as well as to the port of Thionville-Illange, thanks to an existing rail service. Three major river ports have been developed in Metz, Thionville and Illange, and the port of Richemont-Mondelange is 5 km away.

The site is located within a regional aid zone. Many companies are already established on the site, such as ASCOMETAL, ARCELOR RESEARCH, ARCELORMITTAL and KRONIMUS.
