Smartseille is part of a comprehensive reconversion project of a 170-hectare industrial site, as part of the 2009 extension of the Euroméditerranée perimeter, all centred around a global ambition of architectural quality and consumption, environmental performance and bioclimatic comfort, services, e-services, and overall cost control. This 58,000m2 prototype will eventually be home to around 800 residents and 2,000 employees, with 100 council houses, a 100-bed senior housing complex, 27,500m2 of office space, 3,000m2 shopping centre, a 90-room hotel and a 35-cot nursery.

A genuine Smartcity

This innovative project, now Europe’s biggest urban redevelopment site, is set to become the future’s sustainable city laboratory, with urban planning adapted to specific climatic, geographical, cultural, and Mediterranean needs.

The 2.7-hectares of the Allar site, one of Smartseille’s projects, aims to become the Mediterranean reference exemplifying an open, welcoming city that is always evolving, and that always puts the individual at the heart of its projects. It is an ecocity providing the grounds for innovative and sustainable solutions regarding eco-construction, mobility, housing, and spatial planning.

  • Energy solidarity is the predominant goal. Energy pooling has been made possible within the district thanks to a seawater loop: the site’s potential energy usage throughout the year is optimised by a thermal balance between the office and residency areas. For example: the energy produced by the offices in summer can be used to produce hot running water for the accommodation. This control system could eventually be used throughout the whole area.
  • Each part of the city is planned out to optimise the quality of life for the residents. For example, parking during the day is reserved for office personnel, but during the night it is reserved for the district’s residents.
