Are you looking for a dynamic eco-neighbourhood in which to set up your company? Find out more about this offer in the region of Sud Provence-Alpes-Côte d’Azur (PACA).
An optimal position
The site is located at the heart of France’s second largest city, Marseille. It is 10 minutes from the famous Vieux-Port, 20 minutes from Marseille-Provence international airport (which flies 160 routes operated by 33 airline companies), as well as Marseille St-Charles train station with 20 high-speed trains going to Paris every day. The buildings are at the heart of an important multimodal network, including 3 motorways in close proximity connecting together Spain, Italy and northern Europe. The Les Fabriques district enjoys excellent accessibility at the heart of the city. A varied range of soft mobility and public transport solutions is also available. Two tram lines let you reach Castellane and the Palais Longchamp in just a few minutes. A metro line also goes all around the Euroméditerranée development. Furthermore, there are several self-service bike stations as well as car sharing schemes.
Les Fabriques, a thriving urban project
Great conditions for living and working
At the heart of Euroméditerranée zone 2, this project covering an area of 250,000m2 will be multifunctional with housing, schools, offices, public infrastructure and shops. The Les Fabriques district embodies the concept of a collaborative and innovative eco-district which is open to all, focused on recycling, frugality and community. As the product of collaboration, the project ensures the exchange of knowledge and social diversity in an environment which fosters producers, designers, creators and connected entrepreneurs who produce locally and inspire one another.
The district will be intertwined with pedestrianised walkways, shaded alleys and public squares to encourage walking and soft mobility. Numerous services and shared spaces will be available to residents to make daily life easier, namely a concierge service, a digital platform and internet access for everyone, community gardens and car-sharing vehicles. It will be a thriving district with a planned 20,000m2 for shops, a renovated flea market, housing for a total of 8,000 people, student accommodation, housing for the elderly, a hotel residence, sports facilities, training centres and schools as well as a media library and a crèche. In addition, there will be large spaces with offices and coworking spaces dedicated to companies (44,000m2).
The largest collaborative and solidarity-based manufacturing space in France
Situated at the heart of the future eco-neighbourhood Les Fabriques, Ici Marseille opened its doors on the 11th October 2018. In a huge 3,500m2 hangar, Ici Marseille provides 200 craftspeople and entrepreneurs with private workshops, coworking spaces, shared production and manufacturing tools, digital tools and 3D printers for making objects and prototypes, meeting rooms and a showroom open to the public. The rental price varies from €200 to €300 per month. It is a real makerspace devised and brought to life by Linkcity and UrbanEra. The aim of this project is to bring creativity to the city and to interact with its residents, to give importance back to forgotten skills and to allow entrepreneurs to make a living from their passions, to offer local services, human warmth and mutual support.
The project in key numbers and dates:
- Les Fabriques provides 17,000m2 of housing, 44,000m2 of space dedicated to service activities, 24,000m2 of shops and 10,000m2 of public infrastructure. To be completed by 2022, the project is expected to create 800 jobs.
- Dates: 2018 marked the arrival of creators, in 2020 construction work began, in 2022 the first residents will be able to move into their new housing, and in 2023 a tram line will serve the Les Fabriques district.
